Tulum group stays: 22 people, 11 apartments from $37

If you’re coming to Tulum with a group of 4 to 22 people, there are three concrete formats here: the entire coliving (11 apartments, up to 22 people), the full Yaab villa (up to 8), or a two-bedroom apartment that sleeps 6, published at $97 a night. At July 2026 published rates, all 11 coliving units add up to $477 a night — about $22 per person with all 22 beds filled.

That number is why we’re writing this. The gap against what large groups usually get quoted in the Riviera Maya isn’t 10 or 20 percent. It’s several times over.

The three setups, with real capacity

These are the spaces a group can take over. All of them are in La Veleta, a few blocks from each other.

Rates are the ones published in our booking engine in July 2026, per unit and not per person. They move with the season — high season runs higher.

One detail that changes group logistics: the coliving is 11 separate apartments, each with its own kitchen and bathroom. It isn’t a hostel with rooms off a corridor, and it isn’t a house where eight people share two bathrooms. Every couple or every person gets their own door, and the common areas — the two pools, the garden, the coworking — belong to the group.

For groups of 4 to 6, a single two-bedroom usually works better. Siwa Tulum has 2-bedroom, 2-bath units: one configured for 6 people at $97 a night, and others for 4 ($90 and $108 depending on the unit). Split six ways, that apartment lands at $16 per person per night.

There’s one more option at Siwa depending on how availability falls: in some cases two adjacent apartments can be joined into a 3-bedroom setup. It works when the group is six but wants more privacy than two bedrooms give, or when two families travel together. It depends on which units are free on your dates, so it goes through a quote.

The per-person math, against the market

This is where the coliving format separates from everything else. The market reference points:

• Large-group villas in the Riviera Maya: properties in this segment quote between $2,000 and $6,600 a night depending on size, plus 16-19% tax where it isn’t already included, plus the customary 10-20% in staff gratuities (Villa Experience, 2026). They come with a private chef, daily housekeeping and a concierge.
• Company retreats: a small domestic offsite starts at $2,500-$4,000 per person for the whole event, and mid-range ones land between $4,000 and $6,500 per person (Moniker Partners, 2026). That covers lodging, transport, food and programming.

Against that: the entire coliving at July 2026 published rates is $477 a night for all 11 units — $22 per person per night. That’s the sum of the individual published rates, not a closed group quote — the quote gets built around your dates and can land differently.

The honest caveat, so the comparison holds up: that $2,000 villa comes with a chef cooking two or three meals a day and a concierge, both baked into the price. Our rate is the lodging — a kitchen in every unit, the common areas and the coworking.

The difference is that here the services are optional and priced separately. If your group wants a chef for some of the meals or a DJ for one night, we add them at extra cost and quote them alongside the accommodation. You pay for the service on the days you use it, not every day of the trip. For a group eating out half the nights, that changes the total.

And if all you need is 22 people sleeping well, a real place to work and somewhere of your own to gather, the gap against the market is an order of magnitude, not a percentage.

What these spaces actually get used for

What we get asked for most, in this order: retreats and offsites for remote teams, big birthdays, weddings (the group stays here, the party happens elsewhere) and extended families traveling together.

That last one has grown sharply, and it isn’t just our impression: Journeyscape reported a 67% year-on-year increase in group trips of six or more, and a 142% rise in interest in multigenerational holidays comparing 2021-22 against 2024-25 (Journeyscape, 2026).

For remote teams there’s a practical point: the coworking at the coliving is a dedicated space, not a table in a lobby. We wrote separately about internet and remote work in Tulum with the actual speeds we measured — the first thing anyone asks when they have to run a team call from here.

Sort this out before asking for a quote

When a group inquiry comes in, there are five things we need first. Having them ready saves two or three rounds of back-and-forth:

1. Exact dates, and how flexible they are. Season moves the price more than any other variable. If you can shift the trip by a week, say so — sometimes it changes a lot.
2. How many of you, and how you sleep. Twelve people as six couples is not the same as twelve people who each want their own bed. The second uses more units.
3. Whether you need the place closed off, or several units is enough. Taking the whole coliving is different from booking 6 of the 11 apartments with other guests around. Both are possible.
4. Whether the group will use the coworking during work hours. If you’re a team running an offsite, we factor that into how the spaces get organized.
5. Which extras you want. Chef, DJ and other event add-ons are quoted separately and folded into the proposal. Tell us which days and for how many people.
