Coliving in Tulum: real prices, how it works, what's included

A coliving in Tulum runs between $15 and $110 USD per night depending on the property, unit type and season — and long stays bring that down considerably. That’s the first thing everyone asks, so there it is. The second thing you should ask is what that price actually includes, because that’s where colivings really differ.

We run Nomad Humans, a coliving in La Veleta, so this article has an obvious bias. In exchange, it has something most guides don’t: real numbers from the people paying the bills.

What a coliving is (and isn’t)

A coliving is not a hostel with better marketing. The practical difference: you get a full private apartment — kitchen, bathroom, A/C, your own space — and share the common areas: pool, cowork, dining area, grill. Community is part of the product, not an accident of the hallway.

It’s not a hotel either. Nobody makes your bed every day (you can order that, it costs extra), and the people next door aren’t on vacation — they’re working remotely, same as you. With 40+ million digital nomads worldwide in 2026, this stopped being a niche format a while ago.

The prices, straight up

What it costs today (July 2026) at Nomad Humans, as a reference for the La Veleta market:

Two things move the price more than people think:

1. The season. December-April is high season; May-November prices drop (and sargassum rises — let’s be honest).
2. Where you book. Booking direct on the coliving’s own site typically runs ~15% less than Airbnb or Booking — the platform commission doesn’t vanish by magic: you’re the one paying it.

What the price includes (a checklist for comparing)

This is what’s included at Nomad Humans, and what you should verify at any coliving you compare:

• Fully equipped private apartment: full kitchen, bathroom, A/C, TV, towels (bath and pool).
• Actual WiFi: 150 Mbps on the 5 GHz band across all units and common areas. Ask for the exact number — “fast wifi” is not a data point, it’s a promise.
• Common areas: pools, grill, a dining space that doubles as a cowork by day.
• Local perks network: gyms, restaurants, beach clubs. Ours lives in the Tulum guide.

And what’s normally NOT included (at any serious coliving, though some hide it better):

• Daily cleaning and linen changes (available at low cost).
• Laundry and bottled water.
• Scooter — rented separately, and you’ll want one: the beach is ~10 minutes away.
• On long stays, electricity above normal daily usage is billed separately. A/C in Tulum is an expensive appliance; any coliving telling you “all included, unlimited” is charging you for it somewhere in the rate.

Why La Veleta

Almost every coliving in Tulum is in La Veleta, and that’s no coincidence: cafés, restaurants, gyms and pilates studios 6 minutes away on foot, downtown 8 minutes by scooter, the beach 10, nearby cenotes 10. How to choose (even if it’s not us)

Three questions that separate a good coliving from a nice photo:

1. How many Mbps, and on which band? If they can’t answer, they just did.
2. What happens if I stay a month? There should be a long-stay discount and clarity about electricity.
3. Is there real community or just a shared lobby? Ask what happened last week: a dinner, a cowork session, a trip. No concrete answer means it’s a building with marketing.
