The minimum stay is 2 to 3 nights depending on the property; the booking search shows the exact minimum for your dates. Long stays (weeks or months) get discounts when booking direct.

150 Mbps WiFi (5 GHz band) in every unit and all common areas — built for remote work, video calls and streaming. All properties have the same connection.

A fully equipped private apartment (full kitchen, full bathroom, A/C, TV, bath and pool towels, shampoo and body soap), access to all common areas (pools, grill, daytime dining/cowork space), 150 Mbps WiFi, local discounts from our partner network, a curated Tulum guide, a guest community group and seasonal community events.

Daily cleaning and towel/linen changes (available at low cost), laundry (in select buildings), bottled water supply, scooter rental (partners on site) and food. Electricity comes with a nightly allowance based on unit size: 9 kWh for studios, 12 for 1-bedroom, 17 for 2-bedroom and 20 for 3-bedroom units. Anything above that is charged at the end of the stay at around 6 MXN per kWh (the rate follows the exchange rate), always from real meter readings you can track in your guest portal.

The deadline depends on how many nights you booked: up to 2 days before arrival for stays of 2–9 nights, 5 days before for 10–19 nights, and 14 days before for 20 nights or more. Cancel within that window and you get a 100% refund. Cancel after it, or no-show, and there is no refund — same as Airbnb and Booking. The balance is charged automatically before the deadline closes, so by that date the booking is already paid in full. You can also choose the non-refundable rate: you pay 5% less, it is charged 100% at booking and admits no cancellation or changes. Date changes follow the same deadlines and are reviewed case by case; moving to dates of equal value is free, and if the new dates cost more you pay the difference. In every case, the payment platform fee is non-refundable.

From Cancún airport it takes ~1 h 40 min: ADO bus to Tulum center ($455 MXN) + taxi to the coliving ($150–200 MXN), or private transfer (~$2,300 MXN). From Tulum airport it is ~40 min: ADO ($220 MXN) or private transfer (~$1,900 MXN). Tulum ADO station is 9 minutes from the coliving.

All properties are in La Veleta, Tulum's coolest neighborhood: cafés, restaurants, gym, pilates and boutiques 6 minutes away on foot. The beach and hotel zone are ~10 min by scooter, Tulum center 8 min, nearby cenotes 10 min, the Tulum ruins 16 min and large supermarkets 12 min. Tulum is not very walkable — a scooter or bike is the practical way to move around.

No pets. There is no formal minimum age, but we don't host small children: the spaces are designed for digital nomads and remote workers.

Check-in at 3:00 PM and check-out at 11:00 AM. Early check-in and late check-out can be arranged subject to availability for a small fee.
